The real estate market does not move in one direction nationwide. It never has. What is happening in Austin is not what is happening in Cleveland. What is true for a three-bedroom in the suburbs of Dallas has almost nothing to do with a two-bedroom in San Francisco. Before you do anything else, narrow your focus to the specific market you are shopping in and stop reading national headlines as if they apply to you personally.
In markets where builders have added meaningful supply in recent years, prices have pulled back. Several Sun Belt metros that boomed during the pandemic have given back a portion of those gains. But those are the exceptions. Most markets are not working from excess; they are working from scarcity.
Here is what that creates for someone with solid credit and a real pre-approval in hand: less competition than you would have faced in 2021 or 2022. The panic buyers are gone. The buyers who showed up with letters waiving inspections and offering a hundred thousand over asking have mostly sat back down. What remains is a more functional market, even if it is not a cheap one.
Your credit score affects your rate more directly than most buyers realize. The difference between a 680 score and a 760 score can mean a half-point or more in rate. If your score has room to improve, give yourself three to six months to work on it before you begin in earnest.
If the report surfaces significant deferred maintenance or structural issues, you have three options, not one, and walking away is a legitimate one of them. You can walk away if the scope of the problems makes the agreed price no longer reasonable. The one thing to avoid is accepting everything uncritically because you are afraid of losing the deal.
Price matters, but terms matter too. Deal structure has won more competitive situations than overbidding has.
For buyers with the financial cushion to handle a repair bill without panic, this market is more navigable than the headlines suggest. The homes that are priced correctly for current conditions are still moving. They are going to the buyers who treated the process like the major financial decision it is.
Buyers who take the time to prepare before they start looking tend to find that opportunities exist even when conditions look difficult on paper. Spending twenty minutes with current homes for sale and market analytics is a better use of your time than waiting for conditions that may never arrive.
